What Programs are Available?

SECTION 8 VOUCHER PROGRAM

This program allows the applicant to rent a unit in the Casper area from a landlord who is willing to work with the Section 8 housing choice voucher program.
The Casper Housing Authority offers decent housing for low-income people in Casper
Once the applicant has reached the top of the waiting list for this program, they attend a meeting, which will allow the participant to select a unit of their choice that will comply with the program requirements.

A "Lease Approval" form will be provided at the meeting for completion by the applicant and the prospective landlord. A due date will be given to the applicant for submission of the "Tenancy Approval" form to the Casper Housing Authority.

The unit must then be inspected by a representative from the Casper Housing Authority to ensure the condition of the unit will pass the Federal Requirements for Housing Quality Standards. If the unit passes, a contract will be prepared for signing usually within a few days of the inspection.

If the unit DOES NOT PASS THE INSPECTION requirements, the landlord will be given a period of time to make the corrections to the unit so that it will pass an additional inspection. This would need to be done before a contract could be signed.

SINGLE ROOM OCCUPANCY

There are 16 efficiency units for persons who are single. Preference is given to homeless persons for occupancy.

HOW DO YOU QUALIFY FOR THE TOWER'S EAST APARTMENTS, SECTION 8 (voucher) OR SINGLE ROOM OCCUPANCY?

The family's income must be below 50% of the median income for Casper, Wyoming as follows:

$23,600 - 1 person $36,400 - 5 people
$27,000 - 2 people $39,100 - 6 people
$30,350 - 3 people $41,800 - 7 people
$33,700 - 4 people $44,500 - 8 people

ADDITIONAL INFORMATION

Once a family has signed a contract, and moved into an assisted housing unit they are obligated to follow the rules and regulations set forth in the contracts. Contracts are written for a twelve-month period. A reexamination process is initiated 90 days before the twelve-month contract is to expire. If the participant wishes to remain on the assisted housing program the re-certification paperwork and re-insertion of the unit is required. There are specific deadline dates for the completion of this process.

When participants have changes in income or household composition, they are required to report these changes to the Casper Housing Authority office IN PERSON WITHIN 10 DAYS OF THEIR KNOWLEDGE OF THE CHANGE. This is extremely important to the participant to guarantee that their share of the rent is calculated accurately for their income and household size.

If a participant's family size changes, they will be required to move to a smaller or larger unit within a specified period of time so that the family size is properly housed with the bedroom size applicable to that family.

Participants are responsible for payment of Security Deposits, their fair share of the rent, payment of utilities not included in the rent and maintaining the unit in a safe, decent and sanitary condition. Any repairs above normal wear and tear are the financial responsibility of the participant.

PUBLIC HOUSING

The Casper Housing Authority owns 75 units in this program. The apartments are located in North Casper and the Provence Court area.

The Casper Housing Authority would be your landlord under this program. Applicants are required to have three or more verifiable landlord or character references

HOW DO YOU QUALIFY FOR THE PUBLIC HOUSING PROGRAM?

The family's income MUST BE BELOW 80% of the median income for Casper, Wyoming or as follows:

$37,750 - 1 person $58,250 - 5 people
$43,150 - 2 people $62,550 - 6 people
$48,550 - 3 people $66,850 - 7 people
$53,900 - 4 people $71,150 - 8 people
