Owners and Landlords
The Housing Choice Voucher (HCV) (sometimes referred to as Section 8) is a great way for tenants with limited income to receive assistance with their rent. There is a waiting list for this type of housing assistance. However, If a prospective tenant contacts you and states they have a Housing Choice Voucher and you are interested in renting one of your units to them, please consider the following:
- The owner/landlord should still screen the tenant as they would any other prospective tenant. The Casper Housing Authority determines eligibility for the Voucher by income.
- The tenant’s share of the rent is based on their income. They will have the necessary paperwork needed to complete. It is called a “Request for Tenancy Approval”.
- The initial lease requirement is one year. After that it is up to the tenant and landlord to decide and can be month to month.
- The Casper Housing Authority does not pay the security deposit and needs to be paid for by the tenant.
- Owners/landlords continue to use their own lease and attach our “Tenancy Addendum” to your lease. In addition a “Housing Assistance Payments Contract” would be signed between the landlord and our office after the unit passes inspection.
